Previously we released an article that we questioned the authenticity of the ‘leaked ICE warehouse list’, analyzing why the list doesn’t appear genuine. However, a new article released by the Republican Herald confirmed that a facility on the list in Tremont Township, PA, was purchased by the Federal government. Based upon this information, we were able to track down additional information showing that the Hagerstown warehouse suspected of being a future ICE processing center may have been sold within the last few days.
The warehouse has since been confirmed as sold to the US Government.

The facility at 50 Rausch Creek Road matches the address listed in a sale document submitted to Tremont Township, with the purchaser listed as the United States of America. But the line listing this address in the ‘leaked list’ lists the facility as having a location of Scranton, PA, almost 80 miles away from Tremont, PA. A separate line lists a Tremont, PA facility location, with a city of Hamburg, which is approximately 30 miles away.
This is in line with the mistakes we previously noted, such as the list including the wrong address for a warehouse in Hagerstown, with the address 10900 Hopewell Road. The actual address of the warehouse near that location is 16220 Wright Road, actually located in the Williamsport area.
Something else of interesting note is that list stated the Rausch Creek Road warehouse would be visited on January 15, 2026. However, the Republican Herald article states the estimated closing date for the warehouse was December 26, 2025.
Based upon this information, we tracked down the owner of the 16220 Wright Road warehouse in Williamsport, Maryland.

Identifying the owner as FRIND HOPEWELL LLC, we searched Maryland property records for recent transactions with that name.
Interestingly enough, we found two records dated January 22, 2026 and January 23, 2026. Both are new records and have not been fully processed, but the combination of a Deed (transferring ownership out of their name) followed immediately by a Release (paying off their loan) is the standard pattern for a property sale.

So what does this mean? Well, it means that the warehouse at 16220 Wright Road was likely sold. Now, we can’t tell who purchased the warehouse yet because the full transaction hasn’t been entered into Maryland records yet. However, given the fact that the property was suspected to be a site considered for an ICE processing facility, it’s possible that this property was transferred to the United States just like the 50 Rausch Creek Road property.

If that’s the case, and the US Government did purchase the property, it will be much more difficult for local government to prevent the facility from being modified, as the U.S. federal government is not legally required to obtain local building permits or submit to local building inspections when it owns a property. However, while they don’t have to follow the process (permits/inspectors), they are usually required by federal law to follow the safety standards. This means there will be safety standards required and must act in compliance with nationally recognized building codes “to the maximum extent feasible.” They may required to consult with county officials and consider local zoning laws, but the US Government has the final say, not the county.
However, that only applies to building codes. The property still needs water and sewer, especially if the property is supposed to hold 1,500 detainees for processing. Currently, the plumbing only contains four toilets, four lavatories, a mop sink, one drinking fountain, one sink, and one electric water heater. That means that if this is to be used as a detention facility, the amount of available water and sewer capacity would need to be significantly increased, meaning the US Government would need to negotiate with either the City of Hagerstown or Washington County, depending on which system the warehouse is connected to (believed to be City of Hagerstown based on location), to ensure enough water capacity exists.

So, while it appears the warehouse has likely been sold, we still don’t know for sure, and if so, to who. But based upon the sale of another warehouse on the list, the likelihood is rather high. We will reach out to the City of Hagerstown and Washington County for additional information.
