Green Street Housing and TM Associates, in collaboration with Interfaith Housing Alliance, have secured financing to redevelop The Point at Smithsburg, an affordable housing community in Smithsburg, Maryland. The $18.5 million project, supported by 9% Low-Income Housing Tax Credits (LIHTC) awarded by the Maryland Department of Housing and Community Development (DHCD), will preserve and enhance affordable housing options in Washington County.

Originally constructed in 1986, The Point at Smithsburg currently consists of 38 Section 8 housing units. The redevelopment will increase the total number of residences to 40 while undertaking significant renovations. A construction budget of $8.2 million will fund energy-efficient upgrades, extensive interior renovations, façade improvements, and the expansion of the community center. These improvements, informed by resident input, aim to reduce utility costs and create a modern, sustainable living environment for low-income families.
The renovation aligns with Green Street Housing and TM Associates’ ongoing mission to provide high-quality, sustainable housing while improving communities. A primary focus of the project is ensuring residents have access to safe, energy-efficient homes designed to reduce overall living expenses and enhance long-term affordability.
